What FUND arranges

One mortgage conversation, with the property in view.

Most mortgage decisions are really property decisions: whether to buy now, sell first, renovate, keep a rental or move for work. Because Charlebois Real Estate & Mortgages arranges mortgages as well as buying and selling homes, the same team looks at the numbers and the move together. Mortgages across Canada; real estate across Ontario. In Ottawa? Meet your mortgage agent in Ottawa.

Buying

Approval before the offer.

Discuss financing before you commit to a purchase. Bring your price range, down-payment plan and moving timeline to the first conversation.

01

Pre-approval

We confirm what you can borrow, request a rate hold where the lender offers one, and flag issues while there’s still time to fix them. Final approval still depends on the property, the lender’s review and your application.

02

Purchase financing

Down payment, mortgage insurance where it applies, closing costs and the all-in monthly cost, mapped before you shop. If you also need to sell, we connect the financing to your selling plan.

03

Down payment and RRSP

Minimum down payments and mortgage insurance depend on the price and your circumstances, so confirm the current rules before you make an offer or withdraw savings.

The Home Buyers’ Plan may let eligible buyers withdraw from an RRSP toward a qualifying home. Check the CRA’s current eligibility, limit and repayment rules.

Renew, refinance or switch

Compare the full offer before you sign.

At maturity you can usually change lenders, terms or amortization without a prepayment penalty. Ask your current lender for its offer and allow time to compare. Switching lenders may involve qualification, documents and costs. Ready to start? Request a mortgage renewal review.

Refinancing replaces your mortgage to access equity, consolidate debt or change the amount you borrow. Before the end of a term it can trigger a penalty, so get an actual payout figure from your lender first.

More complex files

Self-employed, investors and rentals.

01

Self-employed income

Lenders look at self-employed and commission income differently from salary. We ask the right questions up front, explain the documents lenders typically request, such as tax returns and Notices of Assessment, and match the file to lenders that suit how you earn.

02

Investment property

Rental homes, duplexes, triplexes, fourplexes and refinancing a rental you already own. Lenders treat rental income in different ways, so we review the property plan and the financing together.

03

Keeping a home as a rental

Moving but keeping your current home? We look at refinancing, the expected rent and the carrying costs before you decide, and our property management team can look after the home.

Moving

Bridge financing and porting.

01

Bridge financing

If your purchase closes before your sale, a bridge loan can cover the down payment until the sale funds. Lenders usually want a firm sale agreement, and the cost depends on the amount and the number of days.

02

Porting your mortgage

Many mortgages can move with you to a new home, sometimes with a blended rate if you borrow more. We check your terms and compare porting with a new mortgage, including any penalty for breaking the current one.

03

Relocating for work

Posting or transfer? Pre-approval before your house-hunting trip, porting or a new mortgage, and both closings planned on one calendar.

How it works

What happens during a mortgage review.

Your budget should account for property taxes, heating, insurance, maintenance, condominium fees where they apply and other debts. What a lender will approve and what feels affordable for your household are separate questions.

Estimate a payment with the FCAC mortgage calculator, then review it with us. An estimate is not an approval or a rate quote.

Please don’t send financial documents or account numbers by email or through a website form. We’ll arrange a secure way to share them.

  1. Discuss your goal. The property, your timeline, and whether you’re buying, refinancing, renewing or switching.
  2. Review the documents. We explain the income, debt and property information the lender will need.
  3. Compare suitable options.Payments, conditions, flexibility, penalties and total cost, side by side, before anything is signed.
  4. Approval to funding.Conditions cleared, your lawyer instructed and funds advanced on closing.
“Highly recommend Ian and his team to anyone! I found him when I came across one of his properties online, and although I sent a message after business hours and during holidays, I received a response and engaging conversations…”

Questions

Mortgages: quick answers.

For independent information, see the Financial Consumer Agency of Canada guides to renewing a mortgage, prepayment penalties and borrowing against home equity.

What’s the difference between a mortgage brokerage and my bank?

A bank offers its own products. A mortgage brokerage can compare options across multiple lenders and arrange the one that fits your plan.

Does a pre-approval mean my mortgage is approved?

No. It’s a strong planning step, but final approval depends on the property, the lender’s review and your file at the time.

Do you arrange mortgages outside Ontario?

Yes. Our mortgage services are available across Canada. Our real estate brokerage serves buyers and sellers across Ontario.

When should I start my renewal review?

Before your term ends, and earlier if your budget, income or moving plans have changed. Ask your current lender for its renewal offer and leave time to compare alternatives.

Can I switch lenders at renewal?

Usually, yes. At maturity you can generally move to another lender without a prepayment penalty, but the new lender will review your application and there may be costs, such as legal or discharge fees. We compare the full offer, not just the rate.

I’m self-employed. How do lenders look at my income?

Differently from salary. Lenders often ask for documents such as recent tax returns and Notices of Assessment, and each one treats business income its own way. We explain what applies to you before you apply.

What is bridge financing?

A short-term loan that covers the down payment when your purchase closes before your sale. Lenders usually want a firm sale agreement first, and the cost depends on the amount and the number of days.

Can I take my mortgage with me when I move?

Often, yes. Many mortgages can be ported to a new home, sometimes with a blended rate if you borrow more. We check your terms and compare porting with a new mortgage, including any penalty for breaking the current one.
