FUND · Mortgage agent

A mortgage agent in Ottawa who also knows the real estate side.

Purchases, renewals and refinances, compared across lenders and planned alongside your property decision. I’m licensed in mortgages as well as real estate, so the financing and the move are one plan.

What we arrange

Mortgages, planned with the property in view.

Most mortgage decisions are really property decisions: buy now or wait, sell first or buy first, renovate, keep a rental, or move for work. Because the same team handles real estate and mortgages, we look at the numbers and the move together.

01

Purchase

Pre-approval before you start looking, so your price range is real. Final approval still depends on the property and the lender’s review.

02

Renewal

Your lender’s offer is one option. We compare it with other lenders for the same term and show the switching costs next to the savings.

03

Refinance

Access equity, consolidate debt or restructure a mortgage, with the costs of each option written out.

Renewal

Start a few months before your term ends.

The Financial Consumer Agency of Canada (FCAC) suggests starting to shop a few months before the end of your term. A federally regulated lender must send a renewal statement at least 21 days before the term ends, and you can switch lenders at renewal.

Switching can come with costs, such as discharge or assignment fees and an appraisal, and a new mortgage insurance premium if the loan amount or amortization increases. We add those up so you compare the real numbers.

Questions

Mortgage agent: quick answers.

Licence details are on this page.

What does a mortgage agent do?

A mortgage agent arranges your mortgage with lenders, compares the options available to you, and helps you apply. My mortgage work is done under a Verico licence, shown below, and you can confirm the licence on the FSRA public register.

How do I check that you are licensed?

Search the FSRA public register for my name or my licence number, M12001854. Ian Charlebois, Mortgage Agent Level 1, FSRA Lic. M12001854 · Verico The Mortgage Advisors Inc. o/a The Mortgage Advisors, FSRA Brokerage Lic. 11947.

When should I start looking at my renewal?

The FCAC suggests starting a few months before your term ends. A federally regulated lender must send your renewal statement at least 21 days before the term ends, but you do not have to wait for it to compare options.

Can I switch lenders at renewal?

Yes, and the FCAC notes it can come with costs such as discharge or assignment fees and an appraisal, and a new mortgage insurance premium if the loan amount or amortization increases. We show those costs next to the savings before you decide.

Do you only help people buying through your team?

No. Mortgage reviews are open to anyone, including renewals and refinances on homes you already own. Mortgages are arranged across Canada; real estate is across Ontario.
