Ottawa Mortgage Refinancing

Request a Refinance Conversation

Staying in your home, planning renovations, or reviewing your borrowing costs? Talk with the CHARLEBOIS team about mortgage refinancing in Ottawa. Start with your current mortgage, your property, and what you want to accomplish.

Call 613-422-7653 to discuss refinancing or request a refinance conversation by email.

What should a refinance review cover?

  • Your objective: explain whether you are planning a renovation, reviewing debt, or considering a change to your mortgage.
  • Your existing mortgage: review the balance, rate, payment, renewal date, and contract terms.
  • Your property: discuss its estimated value and any borrowing already secured against it. A lender may require an appraisal.
  • The full cost: compare proposed payments and interest costs with fees, any prepayment penalty, and the cost of keeping your current mortgage.

Accessing home equity

Equity is your home’s value less the borrowing secured against it. Available equity does not guarantee approval or determine the amount a lender will offer. Borrowing against your home creates a repayment obligation secured by the property, so the decision should fit your budget and longer-term plans.

Refinance now or review options at renewal?

Timing matters. Replacing a mortgage before the end of its term can trigger a prepayment penalty and other costs. Ask your lender for an actual payout figure before deciding. A lower advertised rate alone does not establish that a refinance will save you money.

If your mortgage renewal is approaching, use the conversation to compare your current lender’s offer with other available options. If a sale is also possible, discuss your expected moving date before changing your mortgage.

Prepare for your first conversation

Have your property address, latest mortgage statement, renewal date, and a short description of your goal available. The team can explain which documents are needed for the next step. Please arrange a secure way to provide financial documents rather than sending them in an initial website inquiry.
