Buy with your financing settled first.

We line up your mortgage, your price range and your offer strategy before you fall for a house, so when the right one comes up you can move with confidence. Since 2008, my team and I have sold more than 3,000 properties.

How buying works

The mortgage and the offer, planned together.

Buyers lose homes, and money, when financing and strategy are handled separately. Because I’m licensed in both real estate and mortgages, my team prepares your pre-approval, your offer terms and your closing timeline as one plan.

You’ll sign a written buyer representation agreement before we start, so you know exactly what we do for you and how compensation works.

  1. Clarity Call.Goals, timing, neighbourhoods and the numbers that matter to you.
  2. Financing.Pre-approval, down payment, closing costs and land transfer tax, all mapped before you shop.
  3. Search and viewings.Listing alerts, private viewings and an honest read on each property: condition, layout and resale strength.
  4. Offer.Pricing the offer, conditions and strategy for competing bids. We negotiate for price and terms.
  5. Inspection to closing.Inspection, appraisal and conditions, coordinated with your lawyer and lender through to the keys.

Financing

Pre-approval first, then the search.

A pre-approval sets a realistic price range and shows sellers you’re serious. Final financing still depends on the property, the lender’s review and the terms of your application.

01

The all-in monthly cost

Mortgage payment plus property taxes, heating, insurance, maintenance and condominium fees where they apply. What a lender will approve and what feels affordable are separate questions.

02

Closing costs

Ontario land transfer tax (plus Toronto’s municipal tax when buying in Toronto), legal fees, title insurance, adjustments, an inspection and moving. You get an estimate before you make an offer.

03

Down payment and RRSP

Minimum down payments and mortgage insurance depend on the price and your circumstances, so confirm the current rules before you make an offer or withdraw savings.

The Home Buyers’ Plan may let eligible buyers withdraw from an RRSP toward a qualifying home. Check the CRA’s current eligibility, limit and repayment rules.

Already own a home?

Sell first or buy first?

Most buyers who own are making two decisions at once. We plan the sale and the purchase together and model both orders with real numbers.

01

Sell first

Removes the risk of carrying two homes, and your budget is certain. The trade-off: you may need a longer closing or a short stay in between.

02

Buy first

Secures the next home before you list. The trade-off: you may carry two homes for a time, so the sale price and timing need a realistic plan.

03

Bridge the gap

If the purchase closes before the sale, bridge financing can cover the down payment until the sale funds, usually once the sale is firm.

“I’ve been working with The Ian Charlebois Real Estate Team, and I can’t say enough about the value they offer. After moving back from Toronto, I’ve been looking for a more permanent place. Ian’s team has been with me every step…”

Questions

Buying a home: quick answers.

Should I get pre-approved before I start looking?

Yes. It sets a realistic price range, shows sellers you’re serious, and flags any issues while there’s still time to fix them. Final approval still depends on the property and the lender’s review.

What closing costs should I budget for?

Ontario land transfer tax (plus Toronto’s municipal land transfer tax if you buy in Toronto), legal fees and disbursements, title insurance, adjustments, an inspection and moving. We give you an estimate before you make an offer.

Should I sell my current home first or buy first?

It depends on your equity, your dates and how comfortable you are carrying two homes. Selling first gives you a certain budget; buying first secures the next place. Bridge financing can cover a short gap between closings. We model both orders with your numbers.

Do you only help buyers in Ottawa?

No. Our real estate brokerage serves buyers across Ontario, including Toronto and Kingston, and our mortgage team arranges financing across Canada.

Can you help me buy in the U.S.?

Yes. I introduce you to an agent from my U.S. referral network who works the market you’re buying in, our mortgage team arranges the financing, and our cross-border accounting partners cover the tax side. See buying U.S. property, financing a U.S. home and U.S. tax and estate basics.

Can I buy before I move to the area?

Yes. With a pre-approval in place, we shortlist homes against your commute and budget, walk you through them by video and plan your trip around the homes that fit. See relocation.

Do I sign an agreement with you?

Yes. Ontario requires a written buyer representation agreement. We go through it with you before we start, including what we’ll do for you and how compensation works.
