Land transfer tax · Ontario and Toronto
Every purchase in Ontario pays provincial land transfer tax on closing. Buy in the City of Toronto and you pay Toronto’s municipal tax as well. This calculator uses the current brackets from both, including Toronto’s April 1, 2026 rates.
Eligibility: Ontario refund · Toronto rebate
Rates: Ontario rates for registrations on or after January 1, 2017 (ontario.ca, page updated April 22, 2026). Toronto rates on or after April 1, 2026 (By-law 132-2026). Non-resident speculation taxes aren’t included.

The brackets
Toronto’s higher rates apply to transfers registered on or after April 1, 2026, so this calculator uses those rather than last year’s. Rates apply to each portion of the price, not the whole price.

No. On a new home, the tax is calculated on the price without the HST, although soft costs and upgrades in the agreement can count toward the price.
Foreign nationals pay Ontario’s Non-Resident Speculation Tax of 25% on residential property anywhere in the province, and from January 1, 2025, Toronto adds a 10% Municipal Non-Resident Speculation Tax on certain residential purchases. Neither is included in this calculator.
