Sell with the next move already planned.

Price, preparation, launch and negotiation, worked out alongside your mortgage and your next purchase. Since 2008, my team and I have sold more than 3,000 properties, and the sales that go best follow the same pattern.

How selling works

Here is exactly how we would sell your home.

Most sellers are making two decisions at once: how to sell this home, and how to pay for and move into the next one. My team and I plan both together.

Because Charlebois Real Estate & Mortgages arranges mortgages as well as selling homes, we look at your current mortgage, any prepayment penalty, porting and bridge financing before you sign a listing agreement. That’s often where a sale is won or lost.

Most homes are priced first and the mortgage is sorted out later. We look at your payout, your penalty and your next purchase before you sign.

  1. Know what your home is worth, and why.A written price range built from recent sales of homes like yours on nearby streets, the listings competing for the same buyers right now, and your home’s condition, layout, lot and parking. You see the comparables and the reasoning, not just a number.
  2. Plan the money and the timing.Your net proceeds after commission and HST, legal fees, the mortgage payout and any penalty, and moving costs. Whether to sell first or buy first, what happens to your mortgage, and which week to list.
  3. Prepare for the questions buyers ask.We walk through the home with you and sort the list into three groups: what to fix, what to disclose and leave, and what not to spend money on. For older homes we gather permits, receipts and reports in advance.
  4. Launch to the right buyers.Nothing goes live until everything is ready: professional photography, a floor plan, a clear description and the documents buyers’ agents will ask for. We decide with you whether to set an offer date, based on demand for homes like yours.
  5. Compare offers, not just prices.Price, deposit, conditions (financing, inspection, sale of the buyer’s home), closing date and what’s included. We explain the risk in each offer and negotiate the terms that matter to you.
  6. Firm up, close and move.Once conditions are removed the sale is firm. Your lawyer handles the closing, usually 30 to 90 days later, and our team keeps the lender, lawyers and buyer’s agent on schedule. Buying next? We line up both closings so you move once.

Your home value

Start with a real number.

An online estimate is a starting point. A member of my team reviews your home, not just your address, and explains the number: the recent sales, today’s competition and the buyers most likely to pay for it. There’s no obligation to list.

Money and timing

A sale is only half of the decision.

The list price, the closing date, the payout penalty on your mortgage and the cost of your next home are all connected. We plan them together before your home goes on the market.

An online estimate sees your address. We see your renovations, your lot and your street.

01

What will I walk away with?

We estimate your net proceeds after commission and HST, legal fees, your mortgage payout and any penalty, and moving costs, before you list.

02

Sell first or buy first?

Selling first removes the risk of carrying two homes. Buying first secures the next place. Bridge financing can cover the gap between closings. We model both orders with real numbers.

03

What happens to my mortgage?

You may be able to port it to the next home, or pay it off at closing. Our mortgage team checks your terms and compares the options, including a refinance or renewal.

Launch

Marketing starts before the listing goes live.

We review the neighbourhood, the likely buyer, competing inventory, the property’s condition, your mortgage timing and the story the listing needs to tell. Your listing goes on MLS® and is promoted to the buyers most likely to pay for what your home offers, whether that’s families, downsizers, investors or builders.

Selling in a particular situation

Some sales need a different plan.

In each case the first step is the same: a Clarity Call to work out what you need and in what order.

Downsizing

After many years in a family home, with a smaller home, a condo or a rental lined up first.

An estate or inherited home

Working with executors, lawyers and family members who may live elsewhere.

Separating or divorcing

Both owners need clear information and a neutral process.

A rental with tenants

The lease, the notice rules and investor buyers change the approach.

Selling as-is

When repairs aren’t practical and the right price and buyer pool matter more than preparation.

Relocating

When the sale has to fit a job start date in another city.

“I recently worked with Ian Charlebois Real Estate & Mortgages for the sale of my home and couldn’t be happier with their service. The team was efficient, responsive, and knowledgeable. They made the entire process seamless.”

Questions

Selling your home: quick answers.

How do I find out what my home is worth?

Start with the home value request on this site. We look at recent sales near you and send you a price range you can plan around. If you are thinking of selling, we can then walk through the home with you and tighten that range before you decide anything.

What does it cost to talk to you about selling?

Nothing. A Clarity Call is a 15-minute video call by Google Meet, with no cost and no obligation. You tell us what you are planning and we tell you plainly what we would do next. You decide what happens next.

Can you help me buy my next home and sort out the mortgage too?

Yes. I am licensed in real estate and as a Mortgage Agent Level 1 with Verico The Mortgage Advisors Inc. My team plans the sale, the purchase and the financing together, so the dates and the numbers line up.

Where do you work?

Our real estate brokerage serves all of Ontario, and our mortgage team works across Canada. We come to you, and for Ottawa we publish neighbourhood guides from the Glebe and Westboro to Kanata, Barrhaven and Orléans.

Do you manage rental properties?

Yes. Our property management division handles tenant placement, rent collection and maintenance for owners, and works with the same team that sells and finances property.

Where is your office?

Our HQ at 52 Chamberlain Ave in the Glebe, Ottawa, is our private executive and operations office. Client meetings happen where you are: at your home, at your kitchen table, or anywhere that suits you. To start, call 613-422-SOLD, email hello@iancharlebois.ca or book a Clarity Call.
