Invest · Real estate across Ontario

Real estate investing, from acquisition to management.

Rental properties, multi-unit buildings and value-add opportunities, with financing through FUND and property management after closing. Investors can weigh the purchase and the reality of owning it with the same team.

How investing with us works

From the first property to the portfolio.

Ian Charlebois combines real estate sales, property ownership, development, construction, leasing and professional property management under one organization. So every stage below is handled by the same team, and nothing is lost in a hand-off.

Focus areas: income properties, rental properties, duplexes to fourplexes, multi-unit buildings, mixed-use opportunities and long-term investment real estate across Ontario, with mortgage options across Canada.

Investors often buy through one firm, borrow through another and hire a third to manage. Here it is one organization, from the offer to the owner statement.

  1. Acquire. We review each property for location, rental demand, cash flow potential, future appreciation, building condition, management requirements and your long-term ownership goals, and compare it on rent potential, tenant demand, operating complexity and value-add possibilities.
  2. Finance.Through FUND we look at the mortgage, refinancing and lending options for the purchase. Lenders treat rental income in different ways, so the property plan and the financing are reviewed together, before you commit.
  3. Lease.A tenant strategy before the keys change hands: the property is positioned and listed, showings are coordinated and applications are reviewed for income, references and rental history, on the Ontario standard form lease.
  4. Manage.Charlebois Property Management can take over rent collection, maintenance coordination, contractor management, inspections, owner reporting, lease administration and turnovers.
  5. Grow.Management decisions stay connected to resale value, refinancing, cash flow and your next purchase: improvements, repositioning, a refinance, or the eventual sale.

Investment property acquisitions

Reviewed for income and long-term ownership.

Acquisitions are reviewed through location, rental demand, cash flow potential, future appreciation, building condition, management requirements and long-term ownership objectives. A cap rate on a listing sheet is a starting point, not a verdict.

Multi-unit and income property

The purchase and the reality of owning it.

A listing shows the rent. We look at the leasing, the maintenance and the turnovers before you buy.

01

Purchase decision clarity

Compare properties with attention to rent potential, tenant demand, operating complexity and value-add possibilities.

02

Operational perspective

Owning rental real estate requires leasing, maintenance planning, tenant communication, expense control and documentation. We plan for it before you buy.

03

Long-term growth potential

Look for opportunities where disciplined ownership, improvements, repositioning or better management may support asset value.

Charlebois Property Management

Ownership, without the day-to-day.

Many investors want the benefits of ownership without the day-to-day management. Purchase through us and continue with the same organization for leasing, management, maintenance coordination, reporting and operational support.

Development and value-add

Where the next use adds the value.

We help identify properties where redevelopment, intensification, conversion, renovation, land use, future development or repositioning may increase long-term value.

01

Redevelopment and intensification

Review zoning, lot characteristics and future use potential.

02

Conversion and renovation potential

Assess layout, condition and improvement opportunities.

03

Land and future development

Consider timelines, costs, approvals and market demand.

Financing through FUND

The property plan and the mortgage, side by side.

Once the right property is identified, financing is the next step. Through FUND, our mortgage team, you can explore mortgage solutions, refinancing strategies and lending options for your investment goals, across Canada.

01

Investment property mortgages

Rental homes, duplexes, triplexes and fourplexes. Lenders treat rental income in different ways, so we review the property and the financing together.

02

Refinancing a rental

Refinancing a rental you already own can access equity for the next purchase. Before the end of a term it can trigger a penalty, so get an actual payout figure first.

03

Keeping a home as a rental

Moving but keeping your current home? We look at refinancing, the expected rent and the carrying costs before you decide.

Questions

Investing in real estate: quick answers.

What kinds of investment property do you help with?

Rental properties, duplexes, triplexes, fourplexes, small apartment buildings, mixed-use and other income-producing properties, plus redevelopment and value-add opportunities.

Can you help me before I buy?

Yes. We review rent potential, financing, likely expenses, the tenant profile and exit options before you commit to a purchase.

Can you arrange the mortgage?

Yes, through FUND, our mortgage team. Lenders treat rental income in different ways, so we review the property plan and the financing together. Mortgages are available across Canada. See FUND mortgages.

Will you manage the property after closing?

Yes. Through Charlebois Property Management you can keep the same organization for leasing, rent collection, maintenance coordination, inspections and owner reporting. See property management.

Can I keep my current home as a rental when I move?

Often, yes. We look at refinancing, the expected rent and the carrying costs before you decide, and our property management team can look after the home.

Do you only work with investors in one city?

No. Our real estate brokerage serves investors across Ontario, and our mortgage team arranges financing across Canada.

I already own a rental. Can you help me sell it?

Yes. Selling a tenanted property changes the approach: the lease, the notice rules and investor buyers all matter. We plan the sale around them. See selling with us.
