How I work

Why I work this way.

Selling a home is rarely just a sale. There is usually a purchase to line up, a mortgage to pay out or carry over, and a closing date that has to work for everyone.

So I got licensed on both sides, real estate and mortgages, and built a team that plans them together. The person pricing your home and the person looking at your mortgage sit in the same office and work from the same numbers.

When the sale, the purchase and the mortgage sit with people who don’t talk to each other, sellers lose money. Ours sit in one plan.

  1. We start with your numbers.What the home should sell for, what you owe, any penalty to break the mortgage, and what you will have to work with afterwards. Start with a home evaluation or ask what your home is worth.
  2. Price comes from real sales.Not a hopeful number to win the listing. Here is why sold prices matter.
  3. Preparation that pays for itself.We tell you what to fix, what to leave and what buyers in your area notice. The home seller’s checklist is a good place to start.

Ian Charlebois is the founder and Broker of Record of Charlebois Real Estate & Mortgages Inc. He has sold real estate since 2008, starting in Ottawa, and with his team has sold more than 3,000 properties. He is licensed in both real estate and mortgages.

Are you licensed in both real estate and mortgages?

Yes. I am the Broker of Record of Charlebois Real Estate & Mortgages Inc., and I am licensed as a Mortgage Agent Level 1 with Verico The Mortgage Advisors Inc. That lets my team plan your sale, your purchase and your mortgage together.

Where do we meet?

Wherever suits you: your home, your kitchen table, or anywhere else. We come to you. Our HQ at 52 Chamberlain Ave in the Glebe, Ottawa, is our private executive and operations office.

Where do you work?

Our real estate brokerage serves all of Ontario, and our mortgage team works across Canada. For Ottawa we publish neighbourhood guides from the Glebe and Westboro to Kanata, Barrhaven and Orléans.
